I'm recently on the market to buy a house in California. I worked with an agent called Peter. He showed me a house and I made an offer. But the seller did not respond, that means the seller rejected my offer. The offer expired 3 days later. Usually one needs to sign a "Disclosure regarding real estate agency relationship" when making an offer. The disclosure lists who is the buyer's agent. Me too, signed the disclosure. My question is: when does the "Buyer-Agent" relationship expire?
At this point, I'm not happy with Peter's service. I think I'm free to work with another agent on different houses. My question is: how about the house that Peter showed me? What if the price drops in the near future, and I still would like to buy it? Just because Peter showed me (but the offer was rejected), am I still obligated to work with Peter?
2 things at work here:
1) Your Buyer-Broker agreement with Peter should have had an ending date on it. Get a copy and look for it. If you buy through someone else within that time frame, Peter may be entitled to a commission anyway. If you never signed an actual Buyer-Broker agreement, but just a disclosure on that particular offer, you may be free to use anyone you want.
2) Some states work on a concept of "procuring cause", meaning that Peter would be entitled to a commission on the sale of any house that he had originally showed you. Ask a California Realtor if it applies in this case.
Your best bet is to contact him and verify that you are indeed free to work with another agent. He may be willing to do a referral to a different agent, meaning that his company would receive a referral fee (usually 20-25% of the buyer side commission) from the other company.
I think that since Peter showed you the house that you did not get a counter or acceptance offer on, you would owe him the commission if you went back at a later date and bought the house or put a new offer in that got accepted.

You will get paid until they tell you can't work.
When you go to SSA, they will give you documentation, so the sooner you go the better.
You can't apply for a new social security number if you previously had one. You will have to ask your local social security office to find out what your original number is.
Ask your parents for your social security number. They had to use it every year to claim you as a dependent on your taxes.

Hi if I were you I would try to find a job dog walking or babysitting. I dis dog walking over the summer and made 50 bucks a week. For babysitting I make around 40-70 bucks a visit. You could also do lawn mowing or rakeing peoples lawns.
Use your birthday money to buy chocolates and cans of drink to sell at school. If you buy 30 packs on sale you will be able to undercut the canteen.

Black earth shoe with soft soles. Must be comfortable because you will be on your feet for an awfully

If employee works 40 hours/week for at least 2 years at a company, then the employer reduces the hours to 32/week (from 40), then a few months later cuts hours to 20/week in preparation for a layoff, how does this impact the amount of unemployment compensation for which the employee would be eligible?
To have an unemployment claim you need to work full time for a year. The unemployment benefits would pay the difference when hours are reduced and if laid off those benefits paid are reduced from the initial claim. It should not impact extensions.
We have cases, guards, and other stuff but the GPS already comes with the car charger/wall charger/ windshield mount, and maps. So its hard to sell accessories with them, but our store is starting to push it and I really want to try, any suggestions? (its so hard to sell cases that are 19.99!, so expensive)
The cases are seriously important. Go on amazon.com and do a search, research buyers reviews of those products and see why people say those accessories help them. I have 2 GPS units, and I bought a case because it helps me put everything related to my GPS in one bag. When I travel, or take the unit from one car to another, I have a bag to put it in. It helps to keep the unit safe (they are cushioned) and helps keep track of the cord. It makes sure the unit won't get crushed or crack/scratch the screen when thrown in another bag. Also, sometimes the ends of those cords are fragile (I've torn 2 of them) so you want to pack it away with the unit in the case. People break into cars and steal GPS units. If your car is in a parking lot, its best to take it out and put it in a case and take it with you.
You have to make it appealing to the buyer. Maybe the case will be an handy way for them to carry the unit for air travel so they can use it in a rental car. The card may keep the screen from sun damage etc. etc. What makes the items you want to sell worth buying?

There are so many people that get absolutely no benefits at all and are expected to pay Council Tax, TV licences etc though they have been out of a job for months on end and have been trying to find a job as they hate sitting at home not doing anything, They are told by the benefits office that they can live off of their savings. Is this right when they have been contributing stamps and paying heavy income tax? Why is it that people who never work seem to get all the benefits despite not ever having stayed in work for any length of time?There are millions of people out of work now so how are they managing?
No it's not right. In this country, if you save money you are targeted by the government. You could work all your life and pay tax and NI - you buy your own home and save as much as possible. Then you retire and later on you become ill and need care, so what happens - the state takes half the value of your property to pay for that care! If you earned £30K a year for 40 years but bought your own home saved some, then you get nothing and could lose uo half the value of your home. If you earned £30K a year for 40 years but had a bloody good time spending every penny and never saved a thing or bought your own house, then you get care provided. Our government doesn't encourage people to save. Benefits aren't related to what you have earned - they depend more on what you have saved. It's ridiculous.
The government is changing the rules, making it harder for people to get the benefits they are entitled to, and forcing people into low-paid jobs. Frank Field, Labour former welfare minister, says the government has not gone far enough. He says all young single people between 16 and 24 should have to work for their benefit, losing all benefits if they do not find work after a certain time.
Further, he says, if benefits claimants turn down a "reasonable" job offer, all their benefits should stop. What a prospect during a period of job losses and recession: a return to the darkest days of 1930s America, with camps of unemployed and the starkest poverty.
Field and the government spread the lie that people do not want to work, that the young unemployed are work-shy. The truth is far more disgraceful. Thanks to the government's tax credits system, a culture of massive subsidy to employers has grown up.
Employers know they can pay the lowest wages possible as these will be enhanced by tax credits. Money we pay in taxes will be used to compensate the low wages paid by employers and boost their profits. Rather than raise the minimum wage to a living level, the government makes the poorest pay for capitalism's problems.
The "benefits trap" shows how far wages have sunk. For many, coming off benefits and into work can mean a substantial drop in income. Although benefits rates are set as low as possible, many employers pay below these rates. No wonder many workers, whose priority is feeding, clothing and housing their families, are forced to stay on benefit rather than go into work.
Research by organisations such as the Citizens Advice Bureaux shows that most people asking their advice on returning to work would either be no better off at all, or only marginally so. A major government target is single-parent families, with draconian methods used to force single parents back into work.
However, while a single parent on Income Support with one child would be around £2 - £3 a week better off working and claiming Tax Credits, they could lose Housing Benefit and Council Tax Benefit. Their rights to other benefits such as free school meals would be lost, and they would face the extra costs of travel to work.
Similar problems with Housing Benefit and Council Tax Benefit apply to people on long-term incapacity benefit. Returning to full-time work would leave many thousands of people on Incapacity Benefit worse off working than staying on benefit.
Another problem faced throughout industry is that of short-term contracts. This growing feature of employment leaves thousands working with no certainty as to the future and unsure of having a job at the end of the year.
For workers who come off benefits, there is the fear that, given the slowness of the benefits system, there would be some time before they get any benefits at all when their contract finishes. Even worse for people on Incapacity Benefit or Disability Living Allowance; re-applying after a period in work could see their benefits refused completely, leaving them worse off than before they started work.
Debt
Many people on benefit find themselves in debt with catalogues, credit cards, etc. While someone is on benefit, many creditors will accept a token repayment of these debts; if working, however, creditors tend to demand a much higher repayment rate, reducing an individual's available income even more.
All these facts show that people are often no better off on benefits than working. They are a condemnation not just of the paltry level of benefits, but of the scandalously low level of wages. Just an 'overhaul' of the benefits and tax credit systems will resolve nothing.
We must demand the right to a living wage or benefit. Scapegoating the poor and those on benefits, the TV adverts criminalising people desperate to make ends meet, are part of a government campaign to make the poorest pay for capitalism's crisis. The real criminals get away with a slap on the wrist and billions of pounds poured into their coffers.
Unemployment is very difficult. I got benefits because I have no savings. (I'm 20 and just left college)
I didn't waste my benefits though and I'm not ashamed to say that during the period I was unemployed I spent my last 20p one week on a print out of my CV… the moral is - I kept on trying and after many an application and months later I finally got a job.
It was difficult though, money was tight bills still had to be paid and to this day I'm still paying them as I ended up having to take out a very small loan to cover costs.

Well not sure how it is for your state but you would have to get a work permit just so you know because of all the laws that your job has to follow most places don't hire anyone with a work permit. It's such a mess dealing with someone with a work permit. You can't do certain things and you can only work so many hours and you can't work past a certain time.
