In September I sent a letter to increase rent as of November. They acknowledged receiving the letter when we spoke and in November they didn't send the increase but a note listing excuses. I told them how my mortgage adjusted higher, taxes went up, i hadn't increased their rent in over a year etc and thought they understood. I haven't cashed the check yet afraid it'll mean I agree to them not paying more but on the otherhand I am now getting late with this month's mortgage as I haven't been able to make it yet and have sent them another letter asking for the additional amount. Should I just go ahead and deposit their rent or will it mean I accept the lower amount without the increase? This is in CA and they are attorneys so I don't want to do anything wrong.
i would cash it and issue a pay or quit notice for the balance. if they do not pay balance start eviction process.

No, do not cash the check. You need to send them another certified letter reminding them of their contract. The letter needs to inform them that if they fail to pay then they will be in default of contract and you will then press legal action against them which may result in judgment.
I would not cash it until you speak with an attorney yourself. You are right to think that by cashing it you are accepting the lesser amount.
Since your tenants are attorneys, I would definitely check with an attorney on the matter to make sure you do everything legally. Take a copy of your lease and all correspondence to get an opinion on how to handle this.
When you say they made excuses, was it for why they paid the lesser amount (i.e. they were strapped for cash or whatever) or why they didn't think they should have to pay the higher amount (i.e. you didn't follow the lease guidelines or state law for increasing the rent)? If it's the former, then you are well within your rights to demand full payment. However, if it's the latter, I would definitely check with an attorney before moving forward.

Please some one tells me. ,I transferred some cash out stocks and 1000 shares of GM stocks from 2008 to 2009 and declared them as a lost.And in 2009 I deposited more money into stock market, and so far, I'm very behind my investment from beginning of the 2009. Almost I lost 80% of total investment in 2009. So! do I have to cash out my stocks this year again to declare a lost? or
it is not necessary to cash out my stocks to show lost and i can transfer into 2010 if I want to keep them for long term minimum 1 year? I bought and sold altos of them and always lost more money. Now! if i have plan to keep them for long term can I transfer all of them which bought today again 11/133/09 and transfer into 2010 without pay tax next year on my own money if make that lost back and wants to sell it. Also, is that corect of you want to trasfer your stock into next year you can have the same stock you sold in 30 days?

Anyhow, yeah, if you want to be able to write the loss off on your return then you have to actually sell the stock and not buy it again for a month. If you lost 80% of your investment that you've only held this year, then I'd probably sell it to get a short term loss. Short term losses can offset short term gains which are subject to the ordinary income tax rate (read:higher rate) or long term gains which are subject to the lower capital gains rate. Long terms losses can only offset other long term gains or 3000 worth of other income. No clue what you're getting at with transfering stocks into a next year. Many people hold the same shares for decades. There's no reason to do anything special at the end of the year unless you need a loss deduction.
I had trouble following your post.
To report a loss on your tax return, you must do two things. 1) Actually sell the stock which generates a 1099-B and 2) *NOT* rebuy the stock within 30 days of the sale.
The whole point is you can't harvest the loss and still own the stock.
What do you mean by transfer? Your spelling and lack of grammer make it difficult to follow.
all your stock transactions will be reported to you on 1099 B's at year end
you will need to have your purchase dates and prices on all those that are reported in the 'proceeds' on your 1099B
you are allowed to take $3000 a year on Sch D losses until the are either wiped out by gains or expire
keeping or selling them is up to your prowess in forecasting the stock market–I hope you know what you are doing
you report what occurred in each year, there is no way to carryforward, especially when IRs receives the notices of sales in the 1099's

I have some savings and have been looking into setting up vending machines in schools with healthy options. I know that a lot of schools are starting to ban machines that sell foods that are bad for you, so it looks like a good business to get into. (I regularly use an organic vending machine at the Gym, it's pretty cool… Kind of an oxymoron if you ask me.
Anyhow, does anybody have experience with operating a vending machine business, specifically with healthy (or organic) options?

I think that you are on the right track thinking about putting vending machines in schools. I got started with a company out of California a couple of months ago putting healthy option vending machines in a couple of private schools where I live in Florida.
There are a few companies that have healthy vending machines with organic options. Though I have not seen anybody market a completely organic vending machine as options might be too limited for a school environment. I used Healthy Vending ( http://www.healthyvending.com ), they had a pretty good price point, and I liked the look of the machine.
Buying based on the look of the machine might sound frivolous, but looks help make the sale.
Right now I only have a couple of machines in one location, but they are doing very well. I need to restock about twice a week which leaves me open to keep working a regular job while I source my next location.
I say 'go for it'.

As the year comes to a close, I'm unsure of what to do for taxes. I got married on October 24th of this year. Do we file jointly or separately?
Things to consider:
- I make roughly 67k a year
- He became a full time college student in September and probably is at under 20k for the year in earnings
- I bought a new car this year (5k down on a 23k car)–under my name
- I have claimed 0 deductions for most of the until September came along. I brought it to "1" when my husband started school to help with the expenses of him not working as much.

If you file separately, then you will owe tax (but he will not).
If you file jointly, you will owe less, maybe none.
The government will have more money if you file separately.
You and your husband will have more if you file jointly.
Since the government needs money badly, you should file separately to help the government. But if he needs the money even more badly than the government does, then you should file jointly and give him some of the money that you save.
Just do it both ways and see which comes out better. If you do it at HR Block or something they just click a few keys to be able to see which is better.
filing separately is more for couples with large separate incomes i think. 99% of the time you want to file jointly. better ask your accountant to be sure though.
Well, idk much about what you're talking about, I'm just 14, but what I do know is that my health teacher told me to NEVER joint anything with a spouse. Leave your bank accounts separate, the house deed (or whatever it's called.) He never thought he would get divorced, but he did, and he isn't broke because he never jointed anything. Even if you two don't break up (and I hope you don't[also congrats on getting married]) it's still safer for the just incaseys.

Your site is nice but be sure to spell check everything. Secondly, EVERYBODY who does landscaping says the same thing - what makes your brother different? People know that they will be getting grass cutting, etc. - what else are they getting???? They are getting a boost in their ego, pride of the neighborhood, free time from doing it themselves, etc. Somehow you should try to connect with these emotions for people. Not in an egotistical way, but in a subtle way. People buy with emotions. Anyone can cut a lawn, but not everyone can give you pride as the neighbors drive by admiring your well manicured lawn and perfectly trimmed bushes.

The position is for a land planner. Its actually more of an internship. I have undergraduate degrees in urban planning and geographical sciences, but not a whole lot of experience. The position says it wants people who have majored in my degree or engineering, indicating they may want someone with a more technical degree vs. mine which was more of the governmental, administrative and theoretical side of urban planning.
The location is very far from my home and I would have to take the bus. On the bus it would probably take at least 1 hour and 20 minutes. After some time with the job, IF I get it, then I would be able to afford a car.
I currently have a part-time job and am either looking for another part-time job until I go to law school next year or looking for a full-time job that would replace the part-time ones altogether.
You should go on the interview so that you get some experience with the whole process. Don't worry about what may or may not happen after the interview, just go and get some interview practice in.
Today like 4 hours ago my boss insulted me in front of everybody in a professional meeting and i swear to God i could have killed the man because he exposed me for something he did wrong while i advised him before to not do! If you're unhappy, look for another job and quit when you find one. Remember though that you might run into someone who is an even bigger jerk at the new job.
If he does this type of thing regularly, it's definitely time to look. But if it was a one time thing, recognize him for the liar he is and don't trust him and watch your back, but probably not worth quitting over.

I applied for Youth Allowance (student) about 3 weeks ago and took in all the forms and things they needed to put it through. They said they'd send me a letter to notify me whether or not my claim had been successful.
I know they're a slow government organization but 3 weeks seems a bit ridiculous to wait for something that I need quite urgently.
How long is it supposed to take for them to get back to you?
sometimes it can take up to 6 weeks. if i were you i'd go in at least once a week to ask how its going. they will either give it to you or deny you. if you're denied they need to give you a reason.
