I live in Omaha Nebraska and was planning to purchase our first home here. We had everything ready to Close in a week and the buyer looses her job and backed out! Here i am with a pregnant wife and five year old!!! And out apx $1500. We stipulated that we would not sign off on the house until paid,but how long can that be? What can I do?
In most cases a seller can not back out of a purchase if the buyer has adhered to all the clauses of the contract within the time frame originally agreed upon. When the seller does back out they are setting themselves up for a HUGE lawsuit because the buyer can sue for more than the value of the house and win because every piece of real estate is unique. In most cases it doesn't get that far because once sued the seller talks to a lawyer and learns the terrible error they made and tries to settle out of court.

In short. Call a lawyer and cash in!
I know you did not mean to but you confused issues by using
language depicting seller backing out and buyer backing out.

YOU are out inspection fees. YOU can –if the lender's money
is in escrow, sue for performance–and a judge can make the
seller close escrow or give you damages equal to the value of the house.

it can be a long time and you might have to go to arbitration, but so what? do not sign off. Also you should consider for asking for more, than the $1,500….or going to arbitration and forcing her to sell it to you.

Hopefully she will change her mind and follow thorough with the sale.
i think it will be hard for seller to back out if the paperwork is signed. where is your attorney?
